Wolfdene’s Growth Agenda Continues with East Wanneroo Acquisition

Wolfdene has furthered its expansion in Western Australia, snapping up a 9-hectare parcel in East Wanneroo as part of its strategic push into Perth’s high-growth residential corridors.

The boutique project will deliver 155 residential lots, averaging 348sqm, and include a 9,000m2 local park.

The site sits within the approved East Wanneroo District Structure Plan, with urban zoning and local structure plan approval expected imminently.

Subdivision approval is also underway, with sales set to launch later this year and construction to begin in 2026.

“This acquisition underscores our confidence in the Western Australian market and aligns with our broader strategy to secure well-located sites in key growth corridors,” said Wolfdene Managing Director, Michael Goldthorp.

“We’re capitalising on strong population growth and buyer demand in Perth’s north, where affordability and connectivity continue to drive interest from first-home buyers and upgraders.”

East Wanneroo has been earmarked as a major urban expansion zone, with the City of Wanneroo forecast to grow by 150,485 people – a 68% increase – between 2022 and 2041.

Located 27km north of the Perth CBD, the site benefits from strong transport links, including a 30-minute drive to the city and a 25-minute train ride from Joondalup.

Key amenities such as Joondalup Train Station and City Centre (4.5km away), Lake Joondalup (2.6km), and multiple schools are all within close reach.
The acquisition brings Wolfdene’s total investment in Western Australia to more than $100 million since its entry into the market in 2019. The East Wanneroo project is expected to deliver an end value of $46 million.

Wolfdene General Manager (WA), Mitch Brown, said the acquisition was well-timed given the strong fundamentals underpinning the Perth land market.
“While we expect the Perth market to moderate somewhat over the next 12 months, sites like this close to well established amenity and lifestyle offerings continue to tick all the boxes for our strategic push into WA.”

Sales are set to commence later this year, with construction scheduled for 2026.
