In-House Prize Winner

The decision to strike out on their own and fully design, build and manage 99 townhouses in-house has proved to be a winning success for a Melbourne developer.

Wolfdene’s Saratoga Townhouses in Point Cook has received the Judges Award for Metro Melbourne in this year’s Urban Development Institute of Australia (UDIA) Victorian Awards for Excellence.

Wolfdene’s director of design, Karina Sunk said she was “really excited” about the award, particularly as no part of the townhouses had been outsourced.

She was also proud of the innovative design of the townhouses, with all 44 residences in the first stage now sold and 70 per cent of the 55 properties in the second stage also sold.

Many of Saratoga’s two, three and four-bedroom homes have a northern aspect and look over a 1ha park with walking paths, a playground and barbecues.

“What’s particularly innovative about Saratoga is how we’ve considered urban and architectural design, and the parklands it overlooks,” Ms Sunk said. “The architecture responds to the parklands with a new townhouse we’ve created, called Nova, directly in front of the parklands. The living space is elevated and overlooks the parklands with a northern aspect.

“This new type of design has become very popular — people want this privacy with no roads in front.”

Another new product range, the Nina, which features in Saratoga’s second release, is also expected to be popular. With four bedrooms, the Nina is the largest residence in the development.

Regardless of their size however, Ms Sunk said what she loved most was seeing the end result — people moving into their new home.

“A home is a sanctuary, somewhere safe and beautiful where you can be yourself,” she said. “I like to think we’re creating a blank canvas for people to customise their homes.”

Construction is now complete on stage one of Saratoga, with the first residents now settled into their new homes. Civil construction has begun on the second stage and is expected to be complete early next year. Prices start from $452,955.
